Dspatch for short-term rental cleaning

Five booking calendars, one crew, and a 3 PM check-in that will not wait.

Stays land on Airbnb, Vrbo, Booking.com and your channel manager, then move, extend and cancel. Every change is a cleaning someone has to reschedule, and the one that slips becomes a one-star review. Dspatch reads each listing's calendar, turns every checkout into a cleaning that fits before the next check-in, and tells you and the crew when a stay moves or is cancelled.

Full access for 14 days. No card to start. Crews use the Dspatch app in English or Spanish.

Turnovers fail in the gap between the booking calendar and the cleaner.

The guest never sees your schedule. They see a dirty bathroom at 3:05 PM, and they write about it in the review. Here is what goes wrong, and what Dspatch does about each.

"I schedule cleanings from five different calendars."
Paste each listing's calendar link from Airbnb, Vrbo, Booking.com, your channel manager or any iCal calendar. Dspatch checks it every 30 minutes and creates one cleaning per checkout, even when two channels show the same stay.
A guest cancels and the cleaner still shows up
A moved or cancelled stay moves or cancels the cleaning nobody has started, and the crew is told. If the crew already started, you are alerted to decide. A calendar that fails to load never cancels anything.
Same-day turnovers squeezed in by text
Each cleaning goes in the assigned crew's first free slot between checkout and the next check-in, finished before it with your ready buffer. Same-day check-ins, short notice and double-booked crews are flagged.
Two channels sold the same nights
When two calendars show stays on the same unit for the same nights, Dspatch flags the double booking to you by email and on the admin app, so you can move a guest before both arrive.
"Was it really cleaned?"
GPS check-in at the unit, the property's checklist and before-and-after photos on every turnover. Cleaners report a leak or a broken lamp as a maintenance or urgent note from the job, and it stays open until someone marks it resolved.
Owner statements built in a spreadsheet
Occupancy, average daily rate and RevPAR per unit, and a monthly statement per owner with bookings, your management fee and the cleanings, emailed from Dspatch.

Field service management software for short-term rental cleaning, end to end.

Dspatch replaces the spreadsheet, the group chat, the invoicing app and the payroll export with one record of every visit your short-term rental cleaning crews make. Here is what is inside.

Scheduling and dispatch

Recurring schedules at any cadence with end dates, one-off jobs, crew assignment, multiple locations and customer groups. The calendar builds itself; the office sees today at a glance.

Crew app with GPS check-in

iOS and Android. Today's visits, directions, check-in and check-out with the distance from the site, checklists, photos, notes, time off and pay. In English or Spanish.

Proof of service

Every visit keeps its time, location, completed checklist and before-and-after photos. Late or off-site check-ins alert the office within the hour. Customers can see the record.

Quotes and e-signatures

Quotes with deposits, approved and signed online, converted into the job the moment the customer says yes.

Invoicing and online payments

Invoices created from completed visits, per visit or on a billing cycle. Card and bank payment from a private link, saved cards, automatic reminders, and disputes handled with the proof attached.

Client portal

Visit history with proof, invoices, payments, a saved card and a place to rate the work, so customers stop calling to ask.

Crew pay and onboarding

Pay by job rate, by the hour or by the period, computed from the same clock records the invoices use. Onboarding documents, e-signatures and IDs in the app. Contractors and employees, both.

Reports and Coach Ken

Profit per customer, a real P&L, expected cash, crew retention and business valuation, plus Coach Ken, an AI operating partner who reads your numbers and writes the Monday brief.

Not another app. An operating partner for your short-term rental cleaning business.

Dspatch makes running a service business easy, seamless, informed and intelligent. It does the office work that used to need a person, catches problems before you would have seen them, and is the best place to understand your money. When your business succeeds, so does ours, so that is what it is built for.

Easy. The work that used to need an office hire happens on its own: the schedule builds itself, late check-ins alert you, invoices go out when the work completes, reminders chase payment, crew pay is computed from the clock. Dspatch does the job of a scheduler, a billing desk, a collections call and a controller for less than a week of one person's pay each month.

Seamless. One record from the first quote to the bank. The quote becomes the job, the job becomes the invoice, the payment reconciles itself, the clock becomes crew pay. Nothing is retyped, nothing falls between apps, and crews, customers and the office all see the same visit.

Informed. The best place to run your finances: a real profit and loss with bad debt in it, profit per customer and per visit, cash expected and when it lands, payables, crew retention and what the business is worth. Built on earned revenue and verified payments, so the numbers are the truth and not what happened to get deposited.

Intelligent. Coach Ken reads every number every day and tells you before you would have noticed: the account that is slipping, the crew member who started running late, the customer paying slower, the unbilled work sitting there, the goal that is off pace. Every Monday he writes the brief with the one thing to do this week.

Specific things, not adjectives.

What Dspatch can claim for short-term rental cleaning today, as it works in the product.

Questions hosts, property managers and turnover cleaners ask.

Which booking sites work?

Any that exports a calendar (iCal) link: Airbnb, Vrbo, Booking.com, Google Calendar and channel managers such as Hospitable, Hostaway, Guesty, OwnerRez and Lodgify. Furnished Finder does not export one, so its stays are added by hand or come in through your channel manager.

Does Dspatch need my Airbnb login?

No. It only reads the calendar link you paste. It never signs in to a channel and cannot change a listing or a booking.

What if a guest cancels after the cleaning is booked?

If nobody has started it, the cleaning is cancelled and the crew is told. If the crew already started, you are alerted to decide. A calendar that fails to load or comes back empty never cancels anything.

I clean for several hosts. Does that work?

Yes. Each host is a customer with their own properties and calendars, and each turnover can carry your price, so it invoices like any other visit, per visit or on a monthly summary.

Can I send statements to property owners?

Yes. A monthly statement per owner with bookings, your management fee and the cleanings done through Dspatch, built from the calendars and your income entries or a channel's earnings export, and emailed to the owner.

How is the crew paid per turnover?

Set a flat pay per turnover on the property or the unit, or leave it blank to use each person's own rate. It rolls into payables like every other visit.
